Housing Diversity Corp. (HDC) said it’s received a Letter of Determination for a new 29,000-square-foot apartment development at 6766 Hawthorn Ave. in Hollywood. The seven-story building would contain 58 studio units, including 51 market-rate attainable units and seven designated for Extremely Low Income (ELI) through Los Angeles’ Transit Oriented Communities (TOC) Program.

HDC said STS Construction Services is scheduled to begin construction on architect Simon Ha of Steinberg Hart’s design in the first quarter of next year. The project is located next door to HDC’s 69-unit development at 1621 N. McCadden Place, where leasing is expected to begin this summer. HDC said 6766 Hawthorne Ave. will have units that are “attainably priced for employees of the creative and service industries.”

One of the features of the new apartment building is the lack of parking that will be available. “Taking parking out of the housing development equation will result in lots of housing built on smaller parcels at a much lower cost. We hope to prove to the auto-dependent L.A. culture that there are Angelenos who can and want to live without a car,” Ha said in a November statement.

HDC, which has offices in Seattle and Los Angeles, said it currently has developments in Los Angeles and Seattle with plans to expand to other West Coast markets. The company said it has a goal of creating 20,000 homes by 2030.
